  • Location and area amenities are either going to add value or not. You can not change where your house is located. However, is it near or on the water, is it close to shopping, near parks or recreational facilities, close to major highways for commuters? These are just a few questions that need to be answered.
  • Condition of your home can add or subtract value to your home. Have you made any repairs, have you put on any additions, updated the kitchen, bathroom(s) or any other area of the homes? What is the overall condition of your home? A well maintained home will have a greater value than one that is in disrepair.
  • Features and benefits of your home. What is in your house? How many bedrooms, bathrooms, is there a basement, is there a garage and how many spaces, what is the square footage, does it have a yard, etc… These are all factors that will contribute to the value of your home. They must be known in order to answer your question.
  • Homes currently for sale in your area. These homes will be your competition so we need to know more about them, how they compare to your property and what is the asking or list price.
  • Homes that recently sold in your area. This is one of the most important aspects of the pricing strategy and one that should be researched thoroughly. An experienced agent will be able to provide you with a report of comparable sales.
