Here is an overview of sales activity and inventory levels through January for Duxbury Massachusetts.

Home Sales Data for Duxbury MA 02360

6 single family homes sold in Jan 2015 vs. 12 in Dec 2014 = 50% drop
6 single family homes sold in Jan 2015 vs. 16 in Jan 2014 = 62.5% drop

0 condominium homes sold in Jan 2015 vs. 5 in Dec 2014 = 100% drop
0 condominium homes sold in Jan 2015 vs. 4 in Dec 2013 = 100% drop

Median sales price for single family homes was at $670,000 in January which was up significantly from $470,000 in December, and up from $509,000 in January of 2014.

With no sales being reported for January, there is no median for condominium sales. Median selling price for December was $285,00, while January of 2014 was at $413,000.

Inventory levels for single family homes have declined through February, while condominiums levels have increased slightly. New homes coming on the market have been slow. Not unusual for this time of year, but the extreme weather conditions have not helped.

So far sales going into February appear to be slightly better than January for single family homes, and anything is an improvement for condominium sales which was zero for January.
